Which Pune micro-market is seeing the fastest property appreciation in 2026?
The PCMC belt, including Tathawade, Punawale and Marunji, is emerging as Pune’s fastest appreciating micro-market in 2026, while Kharadi-Wagholi continues to post strong long-term gains of nearly 54% since 2022. Experts attribute the momentum to Metro connectivity, Ring Road infrastructure and sustained IT-driven housing demand.
Pune’s property market is not moving at the same pace everywhere now. Infrastructure has created clear winners and investors are increasingly asking which Pune area will have the highest property growth in 2026 rather than just looking for affordable homes.
BeyondWalls and Aishwaryam Developers said the strongest appreciation in the city is shifting towards emerging corridors where transport upgrades, employment hubs and new residential launches are converging.
The Micro-Markets Leading the Race
Current Pune property appreciation data by locality 2026 highlights several outperformers:
- PCMC is the standout performer, outpacing several PMC zones in price growth.
- Tathawade, Punawale and Marunji offer some of the most compelling forward appreciation due to Metro Line 3, the Pune Ring Road and proximity to Hinjewadi.
- Hinjewadi continues delivering 2.5-3.5% quarterly appreciation, supported by Rajiv Gandhi Infotech Park and expanding commercial activity.
- Kharadi-Wagholi has recorded nearly 54% appreciation since 2022, driven by EON IT Park, the World Trade Center and improving connectivity.
Infrastructure Is Driving Every Rupee
The biggest catalyst behind Pune’s fastest-growing micro-market price appreciation is infrastructure.
Projects such as Metro Line 3, the Pune Ring Road, and new road networks are reducing travel time between IT corridors and residential neighbourhoods. Duville notes that eastern corridors like Mundhwa are also benefiting from improved connectivity, while buyers continue comparing Kharadi, Wagholi, Hinjewadi, Baner and Wakad for long-term returns.
Interestingly, investors are also asking whether the PCMC belt is growing faster than PMC. Current trends suggest affordable pricing combined with infrastructure is giving PCMC a noticeable edge.
Hidden Gems Still Offer Upside
While premium IT hubs dominate headlines, nearby markets continue attracting investors.
There are still reasonably priced locations like Moshi, Chikhali, Tathawade and Punawale that offer the same employment ecosystem. There is also talk on the market of land markets like Bhor (180%), Kamshet (172%) and Mulshi (125%) that have delivered stellar appreciation in the last three years, but these are in a different investment cycle compared to apartments in cities.
What’s the biggest lesson? Buyers are no longer simply chasing established addresses. They’re looking for future infrastructure corridors, before the prices all catch up.
If you’re planning your next investment, look at micro-markets led by infrastructure rather than city-wide averages. This is where the next leg of capital appreciation for Pune is likely to come from.
