Pune has emerged as India’s highest home-selling city in H1 2026, recording 44,265 residential sales worth ₹37,048 crore, according to the latest CREDAI-CRE Matrix Pune Housing Report. Backed by affordability, strong employment and infrastructure-led growth, Pune continues to outperform larger metro cities while maintaining an average home value of ₹84 lakh.

Pune Leads India’s Housing Race

Pune has cemented its place as India’s No. 1 housing market with 44,265 home sales worth ₹37,048 crore in H1 2026, as per the CREDAI-CRE Matrix Pune Housing Report (July 2026). Pune has always been in demand and has become the preferred destination for both end users and investors, the report said.

According to Dreams Per Sq Ft Magazine, Pune has recorded sales of 4.28 lakh homes between CY2021 and CY2025, the highest among Indian cities. In fact, the city has averaged one home sale every six minutes for the last five years. 

Affordability Remains Pune’s Biggest Strength

Despite rising property values, Pune continues to attract buyers through affordability. The report shows that 74% of homes sold are priced below ₹1 crore, making the city one of India’s most affordable metropolitan housing markets.

At the same time, home values are steadily increasing. According to CRE Matrix, the average home value has reached ₹84 lakh, up 38% since 2022, reflecting growing buyer confidence and increasing demand for premium projects.

Growth Is Being Driven by Infrastructure

Pune’s residential momentum is closely linked to its expanding employment ecosystem and infrastructure upgrades. IT companies, Global Capability Centres (GCCs), the automobile sector and manufacturing continue creating strong housing demand across the city.

The North-East Corridor, including Kharadi and Wagholi, recorded an impressive 54% increase in home values, supported by commercial expansion and improving connectivity. Meanwhile, the South-West Corridor continues to register some of Pune’s strongest per-square-foot appreciation, according to the CREDAI-CRE Matrix Report.
