For many couples who are looking for an apartment in Pune or Mumbai, the difficulty of securing the property is only half the problem. The more important issue is whether one person’s income will be sufficient to obtain the loan without the monthly EMI exceeding a manageable figure.
A joint mortgage enables two or more eligible applicants to apply together and, if the co-applicant has a steady income, the lender may take the applicants’ combined ability to make repayments into account, which could result in a higher sanctioned amount.
A joint home loan is therefore especially suitable for IT professionals who are buying a house in Hinjawadi, Kharadi or Baner and for couples planning to buy more expensive properties in Andheri, Thane or Navi Mumbai.
It is not the case that a joint application is just ‘two salaries, therefore twice the loan’. Each applicant becomes liable for the repayment, and the loan will have an effect on each person’s credit record and their future ability to obtain loans.
How Much Home Loan Can I Get on My Salary in Pune in 2026?

Adding a woman only as a loan applicant does not automatically create a stamp-duty benefit. She must generally hold a recognised ownership share, and the transaction must satisfy Maharashtra’s prevailing rules.
Stamp-duty rates in Pune and Mumbai can vary according to location, municipal levies, buyer category and current government policy. Claims such as “1% lower stamp duty for every woman co-applicant” should therefore be verified using the property’s jurisdiction, ownership structure and registration date.
Similarly, some banks may offer women borrowers a small interest-rate concession, but a universal 0.5% discount should not be assumed. Concessions are product-specific and can change with the lender’s rate card.
