According to property registration documents obtained by the real estate data platform Zapkey, Sachin Tendulkar has bought an interest in about 3.86 acres of land in Lonavala for a total price of roughly ₹70 crore.

The deal is outstanding in both size and value, but its location is indicative of a wider trend in property purchases. Lonavala remains a place that draws in wealthy buyers who are looking for villas, bungalows, farmhouses and private land located within a drive of both Mumbai and Pune.

The transaction doesn’t set the market price for a typical weekend house, but it does support Lonavala’s status as a popular destination for leisure properties.

How Much Does a Second Home in Lonavala Cost in 2026?

The cost of a Lonavala second home varies widely by location, land title, plot size, construction quality and view. Compact or peripheral options may be available below ₹1 crore, while established villas, resort-style homes and large private estates can cost several crores. Together, the properties cover approximately 15,601.78 sq metres, or nearly 1.68 lakh sq ft, and include an existing structure measuring around 2,100 sq ft. The reported stamp-duty payment was ₹4.20 crore, while registration fees totalled ₹90,000.

Based on the total consideration and reported transacted area, Zapkey calculated a blended effective rate of approximately ₹4,168 per sq ft. This number should be interpreted carefully because the deal combines three properties and includes partial undivided interests in two of them.

The documents establish the transaction, but they do not necessarily reveal the buyer’s intended development or personal use. Any claim that the property will become a farmhouse, resort or second home would therefore be speculative unless confirmed by Tendulkar or his representatives.

Lonavala occupies an advantageous position between two large housing and employment markets. It is approximately 100 km from Mumbai and 60 km from Pune, although actual driving time varies considerably with traffic, weather and the starting point.

Can a Lonavala Villa Generate Airbnb Income?

Short-term rental listings may advertise nightly tariffs ranging from roughly ₹8,000 to ₹25,000 or more, particularly for larger villas during weekends and peak seasons. That headline rate is not the owner’s profit.

Actual income depends on occupancy, seasonality, number of bedrooms, pool and amenity quality, online-platform commissions, staffing, cleaning, maintenance and local operating rules. Monsoon weekends and holidays may perform strongly, while weekday or off-season demand can be weaker.

Before buying an Airbnb-ready villa in Lonavala, investors should ask for verified booking statements and calculate income after every expense. They should also confirm whether the society, local authority and applicable regulations permit short-term commercial use.

A villa purchased mainly for personal enjoyment may still work with moderate rental income. A property acquired exclusively for returns requires a much stricter cash-flow test.
